The best thing about Danny is that he is a wonderdul person. Unlike most agents he does not push you for anything, instead he is extremely patient and pays special attention to our requirements . He knew exactly what we needed and looked out for us as his own family. It has indeed been a very pleasant experience with him shopping for our first home . Danny has a great sense of the market dynamics and his advice has always been selfless in more than one way. He continues to surprise us with his unique sense of home improvements too. Danny was like working with a friend.
When my husband and I decided that it was the perfect time to purchase our first home, we initially went with a realtor whom we did not know. I had found this woman off of her advertisement on Facebook. Working with that realtor lasted about a week. After informing this woman about our new goals, she did not call us. She communicated with us via text and email. She did not send us new listings for a week. It was as if we did not exist or perhaps she had taken on too many clients that we were at the bottom of her priority list. It was not a good feeling. We went back to making our decision on who to work with. My husband made it a point to not work with any of our friends. He wanted to keep business separate, so we went down the list. The person whom we had felt to be most reliable was Danny Kirkham. Danny was our previous landlord in Ladera Ranch. We had rented from him from August 2007 until December 2009. My husband and I remembered how honest, respectful, timely and professional Danny was. From the moment that we called Danny, he treated us with genuine care and respect. Throughout the entire home buying process, he never showed any sort of impatience and it honestly felt like we were at the top of his priority list. We knew very well how busy he is with his other clients, his family life and his own personal life. Somehow, Danny seemed to manage everything smoothly. He always answered phone calls, emails and any emergency texts in a timely manner. We always had our questions answered. He showed us homes all over Orange County. If he felt that some homes would be a waste of time because of our initial criteria, he would gently put the information out there, but he would always show us the homes in a very kind fashion. He always saw the good in every home that we considered. After awhile, I sincerely trusted his judgment, so I stopped having him show us homes that he felt would not fit us perfectly. He knows our lifestyle: my business location, Andrew's work location, our children's schools and activities locations, our dogs, etc. Safety for our family was always important to him, so he would let us know if we needed to know about anything in any neighborhood. Working with Danny was like working with a friend whom we could fully trust with not just our money, but our lifestyles. It was an awesome feeling to feel the mutual respect between our realtor and our lender. Danny did not personally know our lender, but he treated Aaron very kindly and professionally. Years ago when I tried purchasing a house, I felt tension between my potential realtor and potential lender. I felt like I was caught in the middle. I am so grateful that Danny gave us the opportunity and honor to work with him during this amazing process. Much of the reason why we were not stressed out during the home buying process was because Danny was a very strong advocate for our needs and where our money would be invested in the best house for us as first-time home owners. Danny took the time to meet with the appraiser when we were unable to do so. He also took the time to open the door for the contractor to replace the floors. There are so many "little things" that Danny did for us that are too many to list, even if I can remember them, and all of these little things were Danny's wonderful way of walking many extra miles. It's a wonder how he manages his life so smoothly, but to watch him in action while being a very committed husband and father is inspirational. We need more hard working, honest, committed and amazing people like Danny on this planet. Andrew and I highly recommend Danny Kirkham as a realtor. Danny is honest and candid.
Danny recently helped my wife and I buy a home in Ladera Ranch and he was absolutely amazing! We have dealt with numerous realtors (we currently own several rentals and have bought and sold several others), and Danny is by far the best. He is honest and candid with his opinion and advice, he goes out of his way to be helpful, answers calls and questions immediately, and works hard to find the home that is right for his client. We never felt pressured to settle for anything less than what we wanted. Which meant that Danny showed us numerous homes! His knowledge of Ladera Ranch and the surrounding communities was invaluable.
In addition, he was able to refer us to a lender that was able to close the loan within 30 days (during December holiday season!). And after close of escrow, Danny has continued to be just as helpful in our remodel project .... offering opinion, advice, and referral to reputable contractors.

Danny was great at understanding our needs.
We met Danny at an open house and after no success with the earlier Realtor and after meeting him we decided to go with Danny without him having to convince us even once. He was great at understanding our needs and preferences for our new house while still keeping within the budget we originally set out for. He was very thorough with his work, super responsive and only cared about what we wanted to buy and not what he wanted us to buy. Through out the process he was very patient, very personable and was available on very short notice to show us the houses sometimes even at odd hours due to our busy work schedule. We had one more real estate agent before Danny and although she was good but Danny was more understanding to our needs and the budget as well as he was fast on answering/returning phone calls and doing follow-ups. Danny worked smartly and effectively to make the entire home buying experience as smooth and hassle free as possible for us in market with low inventory and prices going up by the week at the time we were in the market. Although we don't need another one, we still go to many open houses in the neighborhood we are convinced that Danny's efforts helped us get the best deal even with a very low down payment. Danny was SUCH a huge help to us in the process of buying our home. Not only were we relocating to a new area and new absolutely nothing about it, but were on a very short timeline. I highly recommend Danny Kirkham to anyone looking for a homes or rental properties in the Southern California / Orange County ares. He was excellent to work with and has great knowledge of the local area and schools. We spent 6-7 months looking for homes and waiting out the short sale process - it was a stressful time as we were moving 1/2 way across the country and had already sold our home. Danny kept us well informed, was always positive and available and even helped us get into a rental property prior to the home we purchased. Danny was VERY Patient.
We first reached out to Danny for help with renting a home in Orange County (he can help with that, too) but we ultimately decided to buy. He was very patient with us. VERY patient. Between rentals and homes for sale, we looked at dozens of homes. Occasionally we saw the same home two or three times. He met each request with patience and understanding. He was also quick to respond to our questions and provide us with updates in properties we were interested in.
His knowledge expands well beyond buying and selling houses. He knows a lot about landscaping, and is happy to offer ideas about minor or major remodeling projects. (If you are looking for good, trusted plumbers, electricians, painters, roofers, handymen, etc., Danny inevitably knows someone fantastic.) Whenever we asked, Danny provided much appreciated, valued advice.
There are, seemingly, millions of realtors out there. Choosing one can be daunting. Looking back on our experience, the thing I most appreciated about Danny was that he respected our budget and that there was no pressure. We can't say enough about Danny!
Long story short: If it weren’t for Danny and his policy of not limiting his clients’ searches to properties currently on the market, we would not have found the perfect house for our family. The house we ended up buying was actually one we had had our eye on before we were ready to buy. It went off the market about a month before we decided to buy and we assumed it had sold. Five days and five potential properties into our house hunt with Danny, we happened to mention the house to him. Danny looked it up, saw that it hadn’t sold, then worked his magic. The very next day, he knocked on the door and asked the owners if they were still interested in selling. After they thought about it for a few days, they decided they were and the negotiations began. We expected our house hunt to last several months, but because Danny didn’t limit our search to what was on the market at that time, we had a signed contract within two weeks of starting our search. Additionally, we had a relatively short close and Danny got involved with the seller to help make sure that all of the requested repairs were completed within the short time frame. Plus, even though we know Danny had a lot going on (personally and professionally) while we were house hunting, we felt like he always put us first. There were some twists and turns in the process too, but Danny had nothing but patience with us and respect for our decisions, even though some of them meant more work for him. Danny is also easy to work with. He either already had or developed a good relationship with everyone involved with our house hunt/purchase (other realtors, builders, repairmen, escrow agents). Danny even continued to make himself available for any needs we had after close (e.g., met us to view a house for remodel ideas).
